SAME DAY PERMIT PROGRAM

Miami-Dade County is creating a Same-Day Permitting Program for certain residential projects. The program, to be developed and implemented by the County Mayor or designee, will expedite permits for minor residential construction including fences (under 6 feet), gates, stairs, railings, driveways, pavers, trusses, pools, windows, doors, shutters, skylights, garage doors, roofing/re-roofing, kitchen/bathroom remodels, interior/partial demolition, prefabricated sheds, minor non-structural repairs, and mechanical, electrical, and plumbing repairs. Projects requiring structural review, those in historic districts, with open code enforcement cases, or to legalize existing violations are excluded. Applicants must submit documents electronically prior to a meeting for same-day review and potential approval. The County Mayor will report on the program's progress every six months. If delays are due to the reviewing department, permit fees may be reduced by 10 percent per business day. The ordinance was forwarded to the Board of County Commissioners (BCC) with a favorable recommendation with committee amendments following a public hearing on July 13, 2026, and was scheduled for BCC assignment on July 14, 2026, with an agenda date of July 21, 2026.
