DEVELOPMENT AND LEASE AGREEMENT WITH PINE DEVELOPMENT

Miami-Dade County is approving a Development Agreement and a 99-year Lease Agreement with Pine Development, LLC for the construction of a 36-unit affordable housing development on 1.24 acres of County-owned property within the Metrorail right-of-way. The development will include approximately 500 square feet of living space per unit and 1,500 square feet of ground floor retail space. The project is located near the Hialeah Metrorail Station, at the intersection of East 21st Street and East 4th Avenue in Hialeah, Florida. The developer will pay annual development fees and then annual rent, with a projected total revenue to the County of approximately $21,000,000.00. The Housing Committee deferred the item on July 14, 2026. The Board of County Commissioners is expected to take final action on September 1, 2026. The Federal Transit Administration has reviewed and concurred with the project. Public notification requirements were waived.
