SAME DAY PERMIT PROGRAM

Miami-Dade County is creating a Same-Day Permitting Program for certain minor residential projects. The program aims to streamline the permit application process for homeowners. Eligible projects include fences up to six feet, gates, stairs, railings, driveways, pavers, trusses, pools, windows, doors, shutters, skylights, garage doors, roofing/re-roofing, kitchen/bathroom remodels, interior/partial demolition, prefabricated sheds, minor non-structural repairs, and mechanical, electrical, and plumbing repair permits. Projects requiring structural review, those in historic districts, with open code enforcement cases, or to legalize existing violations are not eligible. Applicants must submit documents electronically prior to in-person or virtual review. The County Mayor or designee will implement the program and provide six-month reports on application numbers, approvals, and reasons for delays. Fees will be refunded if delays are caused by the reviewing department. The ordinance was introduced on 7/7/2026 and amended on 7/13/2026.
