SAME DAY PERMIT PROGRAM

Miami-Dade County is creating a Same-Day Permitting Program for certain minor residential projects. This program aims to streamline the permit application process for homeowners. Eligible projects include fences up to six feet, gates, stairs, railings, driveways, pavers, trusses, pools, windows, doors, shutters, skylights, garage doors, roofing/re-roofing, kitchen/bathroom remodels, interior/partial demolition, prefabricated sheds, minor non-structural repairs, and mechanical, electrical, and plumbing repairs. Projects requiring structural review, located in historic districts, with open code enforcement cases, or to legalize existing violations are not eligible. Applicants must submit documents electronically prior to in-person or virtual review. The County Mayor or designee will implement the program via an implementing order and will submit semi-annual reports on application numbers, same-day approvals, and reasons for delays. Permit fees will be refunded if delays are caused by the reviewing department. The ordinance was introduced on 7/7/2026 and amended on 7/13/2026.
