SAME DAY PERMIT PROGRAM

Miami-Dade County is creating a Same-Day Permitting Program for certain minor residential projects. The program, requiring the County Mayor or designee to develop and implement it, will cover eligible building, public works, or zoning improvement permits for projects such as fences (under 6 feet), gates, stairs, railings, driveways, pavers, trusses, pools, windows, doors, shutters, skylights, garage doors, roofing/re-roofing, kitchen/bathroom remodels, interior/partial demolition, prefabricated sheds, minor non-structural repairs, and mechanical, electrical, and plumbing repairs. Projects requiring structural review, those in historic districts, with open code enforcement cases, or to legalize existing violations are excluded. Applicants must submit documents electronically prior to in-person or virtual review. The County Mayor or designee will report every six months on the program's progress, including the number of applications, same-day approvals, and reasons for delays. Permit fees will be refunded if delays are caused by the reviewing department. The ordinance was introduced on 7/7/2026 and amended on 7/13/2026.
