Miami-Dade County is amending its Rapid Transit System-Development Zone (RTZ) ordinance to expand the SMART Corridor Subzone. This expansion includes specific private property located at 3000 SW 28 Lane (Folio Number 01-4116-038-0260), which is within a quarter mile of the Coconut Grove Metrorail Station. The ordinance allows for procedures and criteria related to public benefits proffers from developers, such as funding for the maintenance and security of the Rapid Transit Corridor Bicycle and Pedestrian Area (RTCBPA). It also permits allowances for certain development bonuses (density and floor area ratio) for properties that offer these public benefits. The ordinance was adopted on first reading by the Board of County Commissioners on May 5, 2026, and forwarded to the BCC with a favorable recommendation from the Transportation Committee on July 14, 2026.
