[HARDY AVENUE] A 2,500-square-foot metal building for limousine storage was approved with a rear setback variance from 20 feet to 10 feet. The applicant, Roland Brand Holdings, LLC, cited the parcel being undersized and bordered by a canal. No public comments were made. The Special Magistrate found a unique hardship due to the undersized lot and site configuration, approving the minimum variance necessary. [3233 NW DOCKAGE WAY] A lot width variance request for a single-family residence at 3233 NW Dockage Way was denied. The applicants, Eleanor and Luke Jacobs, sought to reduce the effective 150-foot minimum lot-width building line to preserve native vegetation and gopher tortoise habitat. Staff recommended denial, stating a residence could still be built within the required line.
