[North side of the intersection of State Road 82 and Corkscrew Road, east and west of Corkscrew Road; case PL20240010212] Designation of 1,446.59 acres as Corkscrew Grove East Village SRA within the Rural Lands Stewardship Area Zoning Overlay District. This designation allows for a maximum of 4,502 residential dwelling units, including specific percentages for multifamily, single-family detached, and single-family attached/villa. It also permits 238,606 sq ft of commercial development, 100,000 sq ft of indoor self-storage, 45,020 sq ft of civic/governmental/institutional uses, and 300 units for senior housing. Additionally, 362 units are designated for affordable housing, and 8.50 acres for amenity areas. The project is subject to a pm peak hour trip cap. The Collier County Planning Commission recommended approval with conditions, including the concurrent approval of Stewardship Sending Area 22 and specific unit types for affordable housing. A condition was added to accommodate a 3-acre Sheriff's substation. The project is projected to be fiscally neutral to the County. This amendment allows for the development of previously approved 430 multifamily dwelling units or an alternative of 313 dwelling units (single family, two family, townhouse, multifamily), subject to a trip cap.
