The Hillsborough County Zoning Hearing Master met to review various land development requests. Several rezoning and major modification applications are under review, which could lead to future work. Specific opportunities include projects at 11102 N 301 Hwy and 11404 Walker Rd, east of Sheldon Road south of Citrus Park Drive, on Balm Road, east of Diehl Farm Road and Balm Wimauma Road, and at 19135 N Dale Mabry Hwy. Other projects involve modifications on Apollo Beach Blvd, at 13030 E 92 Hwy, 4020 W Waters Ave, 6605 E Hillsborough Ave, 4512 S 66th St, 1217 Leisure Ave, 15603 Hutchinson Road, the intersection of Broadway Center Boulevard and Williams Road, N Grady Ave, the SE corner of N Falkenburg Rd & Lynn Ave, southwest of Lithia Pinecrest Road and Cattle Baron Court, west of George Road, north of Hideaway Lane and Loma Vista Drive, north of Missionary Lane and Thonotosassa Road, and at 11302 N 301 Hwy. A special use permit for a retail center at 123 Main Street is also under review.

- The Land Development Code (LDC) requires that a public hearing be conducted on certain land development requests (RZ, MM) prior to final decision by the Hillsborough County Board of County Commissioners (BOCC). Land Use Hearing Officers (LUHOs) conduct hearings. LUHOs do not make final decisions, but instead render recommendations to the BOCC. Final decisions by the BOCC are made at a public meeting governed by the requirements of the LDC.
