LEASE BETWEEN MDC AND JESSIE TRICE COMMUNITY HEALTH SYSTEM

Miami-Dade County adopted Resolution R-559-26 approving a 75-year ground lease with two 5-year renewal options to Jessie Trice Community Health System, Inc. for 1.45 acres of vacant land at 7440 NW 26 Avenue, Miami, Florida, Folio Number 30-3110-073-0020, part of the Poinciana Industrial Center. The property is declared surplus. The initial annual rent is $100.00 with 3% annual increases. The tenant will construct and operate a 6,000 square foot medical facility providing pediatric medical and pediatric dental services at below-market pricing. The tenant may sublease a portion of the property for $1.00 to a qualified not-for-profit entity. The resolution waives rent in lieu of taxes and certain notice and audit requirements. The property appraised market value is $4,117,000.00 and $4,350,000.00; fair market rent appraised at $289,000.00 and $270,965.00. The tenant received a $3,000,000.00 federal grant for construction and SG Poinciana Ventures, LLC will donate $1,000,000.00 for equipment and furnishings. A community engagement meeting was held on July 2, 2025, with residents, community and advocacy groups, and two Community Redevelopment Agencies.
