Board of County Commissioners · 2026-06-16 · resolution

The Miami-Dade County Board of County Commissioners adopted Resolution R-559-26 (File Number 261092) on June 16, 2026, approving a ground lease between Miami-Dade County (landlord) and Jessie Trice Community Health System, Inc. (tenant) for county-owned vacant land at 7440 NW 26 Avenue, Miami, Florida (Folio Number 30-3110-073-0020), approximately 1.45 acres (63,336 square feet), part of the Poinciana Industrial Center. The lease is for an initial term of 75 years plus two 5-year renewal options, at an initial annual rent of $100.00 with 3% annual increases, for the construction and operation of a 6,000 square foot medical facility providing pediatric medical and dental services. The property is declared surplus. The resolution also approves a sublease of a portion of the property for $1.00 to a qualified not-for-profit entity, waives Resolution R-256-13 (rent in lieu of taxes), waives certain provisions of Implementing Order 8-4 and Resolution R-407-19 (four-week notice), and waives the Commission Auditor's report requirement. The tenant has a $3,000,000 federal grant for construction, and SG Poinciana Ventures, LLC will donate $1,000,000 for equipment and furnishings. Two appraisals valued the property at $4,117,000 and $4,350,000, with fair market rents of $289,000 and $270,965. The resolution was introduced on June 12, 2026, and adopted on June 16, 2026. A community engagement meeting was held on July 2, 2025, with residents, community and advocacy groups, and the NW 79th Street and NW 7th Avenue Corridor Community Redevelopment Agencies.
