Florida keeps adding people, and every home they buy, sell, or rent runs through a residential real estate business. In June 2026, Realtor associations across the state reported steady sales and firm prices, from a $420,000 median for homes in Northeast Florida to sales up 26.2% in Manatee County. Through July, county and city boards approved the plats and rezonings behind thousands more homes. As homes change hands, new brokerages, property management firms, appraisers, and title and settlement companies register with the state to handle the work.
New residential real estate businesses are forming fastest in Southeast Florida. Every newly registered residential real estate business draws on a predictable set of local businesses. A new brokerage needs errors and omissions insurance, multiple listing service and lockbox access, transaction and brokerage management software, sign printing and installation, listing photography and video, bookkeeping, and a marketing budget. Property managers add maintenance and repair crews, and appraisal, title, and settlement firms lean on their own software, bonding, and closing vendors. That is why new formations tend to cluster where home sales and new construction are heaviest.

Pensacola area home sales rose again in June 2026
The Pensacola Association of Realtors reported 983 closed sales in June 2026, up from 962 in June 2025. Sales for the year to date reached 4,825, a 9.4% increase over the same period in 2025, and new residential listings were up 55% from a year earlier. The Northeast Florida Association of Realtors reported 2,100 closed sales in June 2026, a 3.3% increase from May. The median price for single family homes across the six county region rose 2.4% to $420,000, and active inventory stood at 7,216 homes, about a 3.4 month supply. A balanced market with real inventory keeps deals closing on both sides. Miami-Dade County commissioners adopted the plat of QRT Northwest Residences on July 21, 2026, filed by the county under resolution R-599-26.
