[South of Fee Avenue, west of the FEC Railway and north of Palmetto Avenue; case FOC2026-0006 and TEXT2026-0003] The Planning and Zoning Board is considering a request to extend the Central Business Overlay Zone (CB-OZ). The proposed amendment affects 4.25 acres across 11 properties located south of Fee Avenue, west of FEC Railway, and north of Palmetto Avenue. This extension aims to allow these properties to utilize CB-OZ provisions such as reduced building setbacks, elimination of additional parking for changes of use, allowance for an extra floor of height in mixed-use projects, and permitting accessory multi-family residential dwellings in C-2 zoning.
