The property is a legal nonconforming lot of record. No public comment was stated. [211 Lark Avenue, Sebring; case BOA 2007] BOA 2007: Ann Brooks requested and was recommended for approval for a special exception to allow raising, keeping, or maintaining up to two caged hens. The structure housing the hens must be no less than 25 feet from all property lines. The applicant had a previous code enforcement violation for having one caged hen, and the rooster and one hen did not survive a dog attack. The applicant currently has no chickens. [1500 Duane Palmer Blvd, Sebring; case BOA 2010] BOA 2010: Guy and Mary Stanley requested and were recommended for approval for a 7-foot variance to allow an 18-foot rear yard setback instead of the required 25 feet, to enclose an existing screen room on an approximate 0.36-acre parcel. The property is a corner lot and the screen room was legally constructed under a previous ordinance allowing encroachment into the rear yard setback. The Spring Lake HOA has approved the request. No public comment was stated. [case BOA 2010/HCC] The Board of Adjustment is considering Variance BOA 2010/HCC on May 12, 2026. The applicant seeks a setback reduction variance to enclose an existing screen room within its current footprint. The property is zoned R-1 (Residential District) and the proposed use is Mixed Use (MU) Residential. All surrounding properties are also zoned R-1 with Single-Family Residential (SFR) use. The variance is considered the minimum necessary for reasonable use of the land and is in harmony with the neighborhood. The Spring Lake HOA has already approved the project.
