Ordinance granting petition of Sunset Opportunities B1, LLC and Sunset C1, LLC for establishment of the Downtown SoMi Community Development District, generally bounded on the north by Harriet Tubman Highway (U.S. 1), on the east by SW 57 Avenue (Red Road), on the south by SW 72 Street (Sunset Drive), and on the west by SW 58 Avenue. The development is a proposed 10.16-acre mixed-use development in the City of South Miami. The development plan includes approximately 202,462 square feet of retail space, 1,513 residential dwelling units, 287 hotel rooms, 2,786 parking spaces, 65,892 square feet of office space, and a movie theater containing 1,300 seats with associated roadway improvements, stormwater management system, wastewater collection system, and water distribution system, estimated to cost approximately $149M. The District will provide funding for capital improvements and multipurpose maintenance functions. The ordinance was adopted on first reading on 4/21/2026, and deferred on 6/2/2026 and 7/21/2026. The petition was filed on December 29, 2025. Initial members of the Board of Supervisors are Richard Perez, Alejandro Vadia, Antonio Ferrer, Azam Malik, and Gustavo Cabrera.
