SAME DAY PERMIT PROGRAM

Miami-Dade County has adopted an ordinance creating a Same-Day Permitting Program for certain residential projects. This program requires the County Mayor or designee to develop and implement a process for expedited permit reviews and approvals for minor residential construction. Eligible projects include fences up to six feet, gates, stairs, railings, driveways, pavers, trusses, pools, windows, doors, shutters, skylights, garage doors, roofing/re-roofing, kitchen/bathroom remodels, interior/partial demolition, prefabricated sheds, minor non-structural repairs, and mechanical, electrical, and plumbing repair permits. Projects requiring structural review, those in historic districts, with open code enforcement cases, or to legalize existing violations are not eligible. Applicants must submit documents electronically prior to a meeting for same-day review and potential approval. The program also mandates six-month reports on application numbers, approvals, and reasons for delays. If delays are due to the reviewing department, permit fees may be reduced by 10 percent per business day. The ordinance was introduced on July 14, 2026, and adopted on July 21, 2026. It becomes effective ten days after enactment.
