SAME DAY PERMIT PROGRAM

Board of County Commissioners · 2026-07-21 · ordinance

Ordinance creating Section 8-9 of the Code of Miami-Dade County, Florida, requiring the County Mayor or designee to develop and implement a same-day permitting program for certain permit applications for certain residential projects, with reports every six months. The ordinance was introduced on 7/14/2026, adopted on 7/21/2026, and is effective ten days after enactment unless vetoed. The program covers minor residential projects including fences, gates, stairs, driveways, pools, windows, roofing, kitchen or bathroom remodels, interior or partial demolition, prefabricated sheds, minor non-structural repairs, and mechanical, electrical, and plumbing repair permits. Projects requiring structural review, in historic districts, with open code enforcement cases, or legalizing existing violations are not eligible. Applicants must electronically submit documents and plans prior to an in-person or virtual meeting for same-day review and approval. The County Mayor must submit reports every six months detailing application counts and reasons for delays. If delays are caused by the reviewing department, the building permit fee is reduced by 10 percent per business day. The ordinance was sponsored by Anthony Rodriguez, with co-sponsors Marleine Bastien, Sen. Rene Garcia, Vicki L. Lopez, and Micky Steinberg. The Policy Council forwarded it to the BCC with a favorable recommendation with committee amendments following a public hearing. Commissioners Bastien and Steinberg asked to be listed as co-sponsors. No specific project site, address, parcel, or applicant is stated.
